Surrounded by verdant landscapes, the villa boasts a private pool that offers a breathtaking view of the splendid rolling countryside. Moreover, the villa serves as an enchanting venue for hosting various events and ceremonies.

Situated just outside Incisa, approximately 2 km from the esteemed shopping destination, The Mall, and the charming neighboring villages, Villa Leonardo resides in the heart of one of Tuscany’s most picturesque and diverse landscapes, within the upper Valdarno region. Positioned between the Pratomagno ridge and the enchanting Chianti area, the villa is conveniently close to Florence and Arezzo, and a short distance from the A1 motorway, known as the Autostrada del Sole, and the major tourist destinations of Tuscany. Guests can easily explore the charming Chianti villages, marvel at the beauty of San Gimignano, indulge in the captivating allure of Siena, and traverse the renowned valleys that traverse the region. Delight in the delectable flavors of authentic Tuscan cuisine and savor the region’s exquisite wines. Embark on invigorating walks and bike rides through the scenic nature reserves of Sant’Antonio and Vallombrosa, or immerse yourself in the captivating beauty of the balze, the rocky outcrops that grace the picturesque landscape.

Interior: The estate comprises a primary villa and a separate annex. The villa spans three floors and an attic, with the unique feature of outside access from the first floor. As you enter the main entrance on the ground floor, you’ll be greeted by a spacious hallway with a seating area. Flanking the hallway are two dining rooms. Continuing on, you’ll find the professional kitchen and two double bedrooms (with windows that don’t offer a view), both featuring ensuite bathrooms with showers. The floor also includes a guest bathroom and a laundry room. On the first floor, which can be directly accessed from outside through a rear entrance, you’ll discover four double bedrooms and a twin bedroom (with the option to join the beds), all boasting private bathrooms with showers. Additionally, there is a two-level suite consisting of a large living room with outside access on the lower level, and a double bedroom and twin bedroom (with joinable beds) sharing a bathroom with a shower on the upper level (accessible via a flight of stairs). An internal staircase leads to the second floor, which accommodates four double bedrooms, each with a private bathroom. Three of the bathrooms have showers, while one has an ensuite bathtub and shower. The attic features a double bedroom with a bathroom equipped with a shower, as well as a room with a double bed and a ceiling height of 1.30 meters. The latter room also has a bathroom with a shower. It is possible to add a single bed in each of the four larger rooms.

Annex: Just a few meters away from the main villa and in close proximity to the pool area, the annex comprises a suite with a seating room, a double bedroom, and a bathroom with a shower.

Park: The expansive and enclosed park surrounding the property sprawls across two terraces in front of the villa entrances (on the ground floor and first floor), covering approximately 6000 square meters. Out of this, 4000 square meters are adorned with lush lawns and boast over 1300 plants and tall trees. The garden offers ample seating areas and is blessed with a gentle breeze, inviting guests to unwind amidst the serene ambiance and picturesque countryside (the presence of the Autostrada del Sole is concealed by the abundant vegetation, although under specific weather conditions, distant traffic sounds may be audible). Adjacent to the villa entrances, a veranda is provided for outdoor dining and seating. The portico in front of the annex, facing the pool, offers sofas, tables, and serves as the perfect spot for enjoying a sunset aperitif. The parking area, with capacity for up to 14 cars, is conveniently located near the entrance gate and main entrance. Kindly note that the wood oven is not suitable for use. Please be aware that the photos were taken during spring when flowers are in bloom, and the colors of the grass in the gardens may vary upon your arrival at the villa.

Swimming Pool: The charming south-facing pool area is positioned in a panoramic location, just a few steps from the annex and approximately 20 meters from the villa. It can be reached via the garden along a paved pathway adorned with flowering shrubs. The ample sunbathing area, featuring stone paving and lawn, is equipped with sunbeds, deckchairs, umbrellas, and tables. The rectangular pool measures 6 x 12 meters with a depth of 1.50 meters. It is lined with PVC and treated with salt purification, boasting internal lights, Roman steps, and a ladder for easy water access. The pool area includes a hot and cold-water shower, a small bathroom, and speakers. Adding to the convenience, there is a covered gazebo with a seating area, complete with armchairs and a handy fridge.
