Villa Caterina, a traditional stone farmhouse, is situated in one of the most breathtaking landscapes in the Siena region. It is nestled amidst the stunning green expanses of vineyards and olive groves in the heart of Val d’Elsa, between Siena and Florence. Just a 5-minute drive from the historic center of the renowned town of San Gimignano, this farmhouse offers an idyllic location. Originally used as a farmhouse with a ground floor serving as a shelter for animals, Villa Caterina has been expanded and renovated while maintaining its original plan and preserving the authentic Tuscan architectural style.

The use of wood and terracotta, along with the antique family furniture, creates a cozy and intimate atmosphere, evoking the rich rural history and local traditions of the area. Set on a hillside, the garden and swimming pool provide a magnificent view that extends from the lush garden to the rolling landscapes below and culminates in the iconic towers, symbolic of the proud town protected by its ancient walls, bearing witness to over a thousand years of history. This natural masterpiece, complemented by human ingenuity, harmoniously blends shapes and colors, resulting in a perfect synthesis. Guests can unwind in this peaceful oasis surrounded by nature and enjoy the authentic Tuscan countryside. At the same time, they can embark on exciting excursions to the major art cities of Tuscany, including Florence, Pisa, Siena, Lucca, and Volterra, as well as explore the medieval villages in the vicinity, such as Monteriggioni and Certaldo, or discover the charming villages in the Chianti region, all easily accessible from the farmhouse.

Interior: The house comprises two floors. In addition to the internal staircase, there is an external staircase next to the main entrance on the ground floor, leading to a spacious open-plan area with a living/dining space and a fully-equipped kitchen. The French window in the living room provides direct access to the pergola, where outdoor dining can be enjoyed. On the ground floor, there is also a double bedroom and a bathroom with a shower. An internal terracotta staircase leads to the first floor, which features a bright studio with a reading corner. On the right side of the studio, there is a double bedroom with an en-suite bathroom with a shower. On the left side, there is a twin bedroom (with the option to join the beds) and a double bedroom, sharing a bathroom with a shower.

Park: The property encompasses approximately 10,000 square meters, with the majority occupied by the olive grove surrounding the park. Upon entering through the gate, a row of oleanders welcomes guests into the lush and vibrant garden surrounding the house. The garden showcases a wide variety of plants and flowers, offering a profusion of colors and scents. Pine, olive, and cypress trees dot the lawns, interwoven with stone-paved paths and clusters of roses and Mediterranean herbs, defining various areas within the garden. Fragrant climbing plants, lemon trees, and geranium beds embellish every corner, inviting guests to spend their days outdoors. The pergola, covered in trumpet vines, Virginia creeper, and wisteria, provides an ideal setting for savoring the culinary delights of Tuscany, while the veranda in front of the house, shaded by climbing Virginia creeper, offers a perfect spot for relaxation and enjoying.

Swimming Pool: Available for use from the final Saturday in April until the first Saturday in October, the pool at Villa Caterina is situated in a remarkably picturesque location, nestled in a delightful corner of the property that provides a mesmerizing and enduring vista of the serene hills and borgo of San Gimignano. Merely 10 meters away from the house, the pool is surrounded by the exquisite and vibrant garden, which borders the sunbathing area furnished with sunbeds and an umbrella. The pool itself is rectangular in shape, featuring a spacious step and a ladder for easy access to the water. It spans dimensions of 8 x 4 meters and maintains a consistent depth of 1.50 meters. The pool’s perimeter is adorned with travertine marble, while its interior is lined with light-colored PVC. Chlorine is used for purification, and an outdoor shower with cold water is available. Illumination is provided both within the pool and in the surrounding area, enhancing the overall ambiance.
